What's in it for you
You keep all of your lot commission.
If you find a client for us to build on your lot, you earn a commission.
You still earn the lot commission, plus a referral fee from the build.
The details are in a written agreement we share with you, so your broker can review it.
How a Ghost Listing works
We look for lots in neighborhoods that fit our homes - the high $500s to $2 million+ - ideally where a marketing sign on the lot is allowed.
The lot seller grants Vaughn Custom Homes a right of first refusal, with a refundable $50 option deposit. We invest in the sign, the renderings and a site evaluation. The lot price is set in that agreement.
The listing changes from a lot listing to a new-construction listing: one of our 12 pre-engineered plans, renderings, a floor plan, and one price for lot and home.
If another buyer makes an acceptable offer on the lot alone, we release our right of first refusal right away, and the lot sells as it normally would.
If a buyer signs with us to build, we buy the lot at the agreed price, with a new purchase agreement within 5 days.
The fine print
We don't do a Ghost Listing on every lot. We're selective about the lot, the neighborhood and the price range.
